Germantown Roofs and the KingsView Village Rules
In the KingsView Village Homeowners Association, an approved Architectural Change Request is required for all roof replacements without exception, according to its guidelines amended in April 2024. Colors from mid-tone gray to black, or a driftwood shade, will be considered, except on Bromfield Place, Bromfield Road and Fair Lady Way, where only mid-tone gray to black is allowed. KingsView homeowners should have that request approved before any shingles come off.

The KingsView Village committee must approve or deny a properly completed request within 60 calendar days, and a request the management agent does not flag as incomplete within 30 days is treated as complete. Charcoal Gray, Onyx Black, and Moire Black are recommended colors that can be expedited. Submit a complete request so the clock starts.
The KingsView Village Homeowners Association's guidelines say work done without approval may be required to be restored to its original condition at the owner's cost and expense, a rule that traces to the community's covenants dated 1996. Getting approval first avoids paying for the work twice.
Any attic vent other than one along the roof peak needs approval, must go on the rear of the house, may not stick up above the roof peak, and must match or complement the shingle color. Wind-powered vents are prohibited. Name the vent type on your application.
